A DST lets multiple investors hold fractional interests in institutional-grade real estate — apartment communities, industrial warehouses, and medical offices — while qualifying for 1031 exchange treatment. It's a fully passive structure: the sponsor handles management, financing, and reporting, so investors receive regular distributions without landlord responsibilities.
A 721 exchange, or UPREIT, lets investors contribute DST interests into a real estate investment trust's operating partnership in return for partnership units, continuing tax deferral. It trades direct property ownership and future 1031 eligibility for broader diversification and a path to eventual liquidity.
Opportunity Zone funds channel capital gains — from real estate or any asset — into designated communities targeted for reinvestment. Investors defer tax on the original gain and, after holding the fund for at least ten years, owe no tax on the appreciation of the Opportunity Zone investment itself.
REITs pool investor capital to own and operate income-producing real estate across sectors and geographies, offering broad diversification and, in many cases, greater liquidity. They're often paired with DST and 721 strategies to round out a portfolio and balance an investor's income and growth objectives.
Mineral and royalty programs let investors own interests in oil, gas, and mineral rights, collecting a share of production revenue without operating costs or drilling risk. They can add income and diversification distinct from traditional real estate, with potential tax advantages from depletion allowances.
